The base specification benefits from 11 green design features which enhance the environmental performance of the building and reduce the operational impact. These are:

2. Low VOC (volatile organic compounds) paints.
3. Certified timber from the Forest Stewardship Council.
4. Low energy light fittings in the final detailed design where practical.
5. Permeable surfacing to car park areas.
6. Re-use of 6F2 crushed concrete.
7. A two panel solar water heating system to the offices with panels installed on the office roof.
8. A Swift micro-wind turbine to be roof or mast mounted.
9. Collection and retention of run off from the roof of the building for vehicle washing.
10. A section on energy use and environmental performance to be included in the building management manual for the end user.
11. A requirement for the main contractor to produce a site waste management plan.
