Responsible development requires more of developers than just meeting tougher building regulations codes. It requires an understanding of how our buildings will be used and how they fit into their communities. Helios is meeting this challenge, incorporating appropriate sustainable design features as a part of the base build specification on each development and where appropriate adding user specific enhancements.

Helios is sensitive to local issues and is constantly seeking pragmatic solutions to the differing demands created by urban growth, development in a rural context and inner city regeneration. Much of our development has been undertaken on previously developed land, removing blight, creating jobs and cleaning up contaminated land. On the larger land holdings the group is increasingly looking toward mixed use development proposals informed by the principles of delivering sustainable communities.

Our developments have included creating new habitats for protected species and integrating water retention features into an enhanced public realm.

Helios Properties is a founder member of the Railfreight Interchange Investment Group (RIIG) of which Keith Rodwell is currently joint chairman. Helios completed developments at Traxpark, Doncaster and Nimbus, Thorne were rail connected. The 900,000sqft of buildings currently on site at SIRFT, Sheffield are all rail connected. Helios pipeline includes plans for rail connected distribution parks in the South East and M18 corridor.

Helios has focused on securing and developing land for logistics parks that offer rail connectivity along side excellent road access. We believe that this will become increasingly important as a location driver for occupiers looking to reduce their reliance on road for the trunk haul delivery of bulk goods to the warehouse.
